6. Whether improvements were made;
7. Whether there are any liens or encumbrances against the property;
8. Whether there are any lawsuits or judgments against the property;
9. Whether there are any tax warrants or tax liens against the property;
10. Whether there are any other legal obligations regarding the property;
11. Whether any adverse claims have been made;
12. Whether there are any easements;
13. Whether the owner has ever declared bankruptcy;
14. Whether there are any current tenants on the property; and
15. The signature and notarization.
