The Landlord's Notice of Entry is a letter that a landlord sends to request entry into the tenant's property for a specific purpose. There are a plethora of legal reasons a landlord or their agents can enter a tenant's premises or apartment. For example, the landlord can enter the tenant's premises to carry out repairs or improvements; to inspect the property to ensure that no damage has been done to it or; to show the property to a prospective tenant or buyer.

According to the Tenancy Law of Lagos state, it is lawful for a landlord to enter the tenant's premises provided that adequate notice is given to the tenant. The landlord must enter the tenant's premises at reasonable hours. The law does not define reasonable hours, but it can be interpreted as normal business hours, which is from 9:00 am to 6:00 pm.


How to use this document

Before entering a tenant's apartment, the landlord or their agent should inform the tenant first by sending this letter to them. In this letter the names and address of the tenant and landlord will be required, the purpose of the entry and the date and time the landlord intends to enter the premises.

After this document has been completed, it should be signed by either the landlord or the agent of the landlord depending on who is sending the letter. Then, it should be delivered to the tenant. A copy of this letter should be kept for record purposes.

After this notice is sent, the tenant is mandated to allow the landlord or their authorized agents to enter the property.


Applicable law

The Tenancy Law of Lagos state requires that written notice should be delivered to the tenant before a landlord can enter into the premises, otherwise the landlord can be cited for trespass. However, the law does not outline the contents of this letter.
