SHORT-TERM RESIDENTIAL LEASE AGREEMENT
THIS SHORT-TERM LEASE AGREEMENT is made on ________ between ________, an individual of the following address:

hereinafter referred to as (the "Landlord" which expression shall where the context so admits include its successors-in-title and assigns) of the first part;
AND

hereinafter referred to as (the "Guest" which expression shall where the context so admits include its successors-in-title and assigns) of the second part.
WHEREAS
A. The Landlord is the beneficial owner of the Property.
B. Subject to the terms and conditions hereinafter contained, the Landlord hereby grants the possession of the property (particularly described in this Agreement) together with all appurtenances attached thereto to the Guest in accordance with the terms of this Agreement.
In consideration of the payment of the rent and the covenants contained herein, the receipt of which is hereby acknowledged, the Parties hereby agree as follows:
1. AGREEMENT TO LEASE
1.1. Subject to the terms and conditions of this Agreement, the Landlord agrees to lease the following rental property to the Guest (the "Property"):

1.3. The Guest agrees to comply with the terms and conditions of this Lease.
2. USE OF PROPERTY
The Guest agrees to use this Lease for residential purposes only, and no part of the premises shall be used to carry on any business, profession or trade of any kind, PROVIDED ALWAYS that:
(I) The tenant shall not receive any paying guests, clients, or customers;
(II) The practice of any profession or trade shall not constitute a nuisance to the occupiers of the adjoining properties;
(III) The practice of any profession or trade shall not significantly increase the wear and tear of the Property;
(IV) The Property or any part thereof shall not be used for any illegal, unlawful, or immoral purposes.
3. TERM OF LEASE
3.1. This Agreement shall commence on ________ (the "Commencement Date") and shall end on ________ (the "Expiration Date").
3.2. On the Expiration Date, the Guest shall vacate the Property unless the Landlord and Guest mutually agree to a lease extension.
4. RENT
4.1. The Guest shall pay the sum of ₦________ (________) every week. The rent shall be due on Mondays. The rent shall be considered advance payment for that week.
4.2. The Guest shall pay the reserved rent in cash.
5. SECURITY DEPOSIT
5.1. Upon execution of this Agreement, the Guest shall deposit with the Landlord the sum of ₦________ (________) as security for any damage which may be caused to the Property during the said period of the tenancy.
5.2. The Guest shall pay the deposit in the method described in clause 4 above.
6. SERVICE CHARGE
6.1. The Guest hereby agrees to pay a service charge of ₦________ (________) weekly.

7. TELEPHONE USE AND INTERNET
The Property shall be equipped with a telephone and wifi, which is included in the rent fees. The Guest acknowledges that while the internet services will be provided, the quality and stability of the internet connection may vary.
8. UTILITIES
The Landlord shall be responsible for the payment of electricity bills, water bills, environmental sanitation bills, and other utilities as agreed by the Parties.
9. ACCESS
Under the terms of this Agreement, access to the Property by the Landlord may be undertaken as follows:
(I). The Guest's Access: Upon payment of the Deposit and rent, the Landlord shall grant the Guest access to the Property on the Commencement Date.
(II). Visitors of the Guest: If the Guest desires to have visitors over the Property, the Guest shall notify the landlord in writing or via email of the number of visitors staying at the property during their stay. The Guest assumes full responsibility for the conduct and actions of any individuals they invite to the rental property. Any breaches of this Lease or any harm caused by these visitors are the Guest's responsibility.
(III). Restriction of Access: The Landlord reserves the right to refuse access to any visitor that poses any security threat to the Landlord or the Property.
10. EXCESSIVE NOISE
The Guest shall ensure that the Guest or their visitors do not engage in disruptive or unlawful behaviour, including excessive noise, disturbing neighbours, or violating local ordinances. Violation of these rules may result in eviction.
11. INSURANCE
The Landlord shall not be liable to the Guest or the Guest's visitors for any damages, loss, or injuries resulting from fire, flood, or any act of God. Hence, the Guest is required to purchase their insurance to protect the Guest, their visitors, properties, or their licensees.
12. RENTAL RULES
12.1. The Guest agrees to comply with the following rental rules at all times during the Guest's authorized stay at the Property (the "Rental Rules"):
(I). Guest: The maximum number of guests allowed to stay in the property should be specified.
(II). Noise: Guests should respect quiet hours to avoid disturbance to neighbours or other property occupants.
(III). Smoking: Smoking is not allowed within the premises. The Guest shall check in with the Landlord for designated smoking areas.
(IV). Damages: Guests are responsible for any damages caused to the property during their stay and may be charged accordingly.
(V). Security: The Guest shall lock the doors and windows, and shall be responsible for their security on the Rental Property.
(VI). Guest Conduct: Guests are expected to behave responsibly and respectfully towards the property and its occupants.
(VII). Cleaning: The Guest is expected to take out the trash and leave the property in a tidy condition.
(VIII). Compliance with Laws: Guests must comply with all local laws and regulations during their stay.
12.2. The Guest shall also ensure that their visitors and licensees abide by the Rental Rules at any time during their stay on the Property.
13. RENEWAL OF THE LEASE
The Landlord may upon the request of the Guest, extend the tenancy for the same period as agreed by the Parties subject to a revised rent. The notice must be given in writing prior to the expiration of the tenancy.
14. MAINTENANCE AND REPAIR
14.1. The Guest and other persons authorized by the Guest shall at all times maintain and keep the Property and appurtenances in good sanitary condition and repair with reasonable wear and tear during the term of this Agreement and any renewal thereof.
14.2. If at the end of the term of this Lease, it is discovered that any of the fixtures and fittings are missing or not kept in proper condition, the Guest agrees to repair, replace, or pay for its replacement.
15. MAINTENANCE OF ORDER
The Guest agrees as follows:
(I) not to make or permit the making of any loud or improper noises or otherwise cause nuisance to other residents in the area; and
(II) not at any time during the said term, create or permit to be done in the said premises, any act which may constitute nuisance or annoyance to neighbours and occupiers of adjoining premises.
16. CONDITION OF THE PREMISES
The Guest agrees that the Property is in good order, repair and condition and located in a clean and safe environment.
17. QUIET ENJOYMENT
The Landlord agrees that if the Guest promptly pays the said rent and observes all the terms, conditions and covenants contained in this Agreement, the Guest shall, during the term of the tenancy, enjoy quiet and peaceful possession of the premises.
18. INSPECTION OF THE PREMISES
The Landlord shall at all reasonable times during the term of this Lease and any renewal thereof, enter the premises for the purpose of inspecting the Property and /or making any repairs on the premises.
19. SUBLEASING
The Guest may not sublease, assign, or transfer any part of the Property to guests or third parties without the express written consent of the landlord.
20. ALTERATIONS AND IMPROVEMENT OF THE PREMISES
20.1. The Guest shall not without obtaining the prior consent of the Landlord, do as follows:
(I) paint, or significantly alter the appearance of the Property;
(II) place or permit the placement of any placard, notice, poster or any sign for advertising or other purpose inside and outside the Property;
(III) install any plant, equipment, machinery or apparatus;
(IV) demolishing, rebuilding or restructuring any part of the Property;
(V) construct, alter, change or make any improvements in the building.
20.2. If the Landlord approves any alteration, additions or improvements and the Guest intends to use contractors to undertake such work, such contractors or persons must be approved by the Landlord.
21. PETS POLICY
The Guest and their visitors shall comply with the following:
(I). Guests are responsible for ensuring that their pets are properly supervised at all times.
(II). Pets must be kept on a leash or within a carrier while in common areas of the property.
(III). Guests must clean up after their pets both indoors and outdoors.
(IV). Pets are not allowed on furniture or bedding unless a pet-specific cover is used.
(V). Any damages caused by pets will be the responsibility of the guest and may result in additional charges.
(VI). The Guest shall ensure that their pets are properly vaccinated and free of fleas and ticks. If evidence of infestation is found, the Guest may be charged for pest control services.

25. ILLEGAL USE
The Guest or their visitors shall not use the Property for any illegal purpose, including but not limited to drug use, prostitution, or any other activities prohibited by the laws of the country. If found to be in breach of this clause, the Guest may be forced to vacate the Property and the Lease shall terminate immediately.
26. KEYS AND LOCKS
The Guest shall not alter or replace any locks on the Property without the written consent of the Landlord. The Guest shall not add any locks on the Property without the consent of the Lessor. If the Guest installs additional locks (with the Landlord's consent), the locks shall stay on the Property at the Expiration Date of this Lease.
27. TERMINATION
27.1. The Guest may not terminate this Agreement prior to the date of the termination. Nothing in this provision shall prevent the Guest from terminating the Lease, if the Landlord breaches a fundamental term of this Lease. If the Guest vacates or abandons the Property before the Expiration Date, the Guest shall be liable for any unpaid rent or fees until the natural termination of this tenancy.
27.2. The Landlord shall be entitled to terminate the Lease before the Expiration Date provided that the Landlord provides not less than two weeks' notice to the Guest.
27.3. At the expiration or termination of the tenancy, the Guest shall quit, surrender and deliver the Property together with all appurtenances attached and or appropriated thereto in the same condition it was at the commencement of this tenancy with reasonable wear and tear.
28. SURRENDER OF THE DEMISED PREMISES
28.1. At the expiration of this tenancy and any renewed term, the Guest shall quit, surrender, and deliver possession of the Property together with all appurtenances attached and or appropriated thereto in the same condition it was at the commencement of this tenancy with reasonable wear and tear.
28.2. Any items left behind by the Guest will be held for a short period after which the item will be disposed of. However, the Landlord shall not be responsible for these items. If the items is not claimed within six months, the Guest shall be deemed to have forfeited the items.
29. HOLDOVER
29.1. If the Guest fails to vacate the Property at the end of the Lease term or continues to occupy the Property in any way, a new month-to-month lease will automatically be established. This new lease will be governed by all the terms and conditions outlined in the original Lease. This month-to-month arrangement will remain in effect until both the Landlord and Guest mutually agree in writing to extend or renew the Lease for a specific term.
29.2. If the Guest transitions to a month-to-month tenancy, they are required to provide the Landlord with a written notice of their intent to surrender the Property at least 30 days in advance. The Landlord has the right to terminate this month-to-month lease at any time by providing the Guest with written notice of termination or by utilizing other methods allowed by applicable law. The Guest is obligated to vacate the Property upon the Landlord's request.
30. INDEMNITY
The Landlord shall not be liable for any damage or any injury to the Guest or any other persons in the Property. The Guest agrees to indemnify the Landlord against losses, claims, liabilities, and damages, including reasonable attorney's fees, if any for which the Landlord may suffer or incur in connection with the Guest's possession, use or misuse of the Premises, except for the Landlord's negligence.
31. BREACH OF CONTRACT
31.1. It is hereby agreed that if the Guest breaches any fundamental provision in this Agreement, this Agreement shall be determined and it shall be lawful for the Landlord to enter the Property upon the issuance of reasonable notice to the Guest to take full possession and to eject the Guest and all other persons found in the premises.
31.2. The Guest shall also pay damages for loss and damage or costs incurred by the Landlord as a consequence of such breach by the Guest and indemnify the Landlord from and against all actions, claims, liability, costs and expenses arising therefrom.
32. ABANDONMENT
If at any time during the term of the lease, the Guest abandons the premises or any part of the Premises before the date of termination, the Landlord shall have the right to possess and let the Property. The Guest will be liable to pay any outstanding rent and other payments which have become due and payable.
33. GOVERNING LAW
This Agreement shall be interpreted and construed in accordance with the laws of the Federal Republic of Nigeria.
34. MISCELLANEOUS
34.1. Variation: No variation of this Lease shall be binding upon the Landlord unless such variation and modification is made in writing and signed by the Landlord. No delay or omission to exercise any right under this Agreement shall be construed as a waiver.
34.2. Assignment: No Party shall assign any of its obligations or duties under this Agreement, without the prior written consent of the other Party.
34.3. Headings: Headings in this Agreement are used for convenience only and shall not be construed to limit or affect the terms of this Agreement.
34.4. Counterparts: This Agreement may be executed in counterparts, all of which constitute one Agreement.
34.5. Entire Agreement: This Agreement and any other agreement described as an addendum to this Agreement constitutes the entire agreement between the Parties and supersedes any prior contrary written or oral agreement.
34.6. Assignment: No Party shall assign any of its obligations or duties under this Agreement, without the prior written consent of the other Party.
34.7. Enurement: This Agreement will ensure the benefit of and be binding on the Parties and their respective heirs, executors, administrators and permitted successors and assigns.
34.8. Cumulative Rights: The rights of the Parties in this Agreement are cumulative and shall not be construed as exclusive except as otherwise stated by the law.
34.9. Waivers: Any term or provision of this Agreement may be waived in writing at any time by the Party entitled to such benefit. No delay, or omission to exercise any right shall not be construed as waiver.
34.10. Severability: If any part of this Agreement is held unenforceable, the remainder of this Agreement shall continue to be in force and have effect.
34.11. Further Assurance: The Parties shall execute and deliver all such documents and take all such actions and all steps to procure the performance of all such acts as may be necessary or incidental to give effect to the provisions of this Agreement

The Landlord shall not be liable for any damage or any injury to the Guest or any other persons in the Property. The Guest agrees to indemnify the Landlord against losses, claims, liabilities, and damages, including reasonable attorney's fees, if any for which the Landlord may suffer or incur in connection with the Guest's possession, use or misuse of the Premises, except for the Landlord's negligence.
31. BREACH OF CONTRACT
31.1. It is hereby agreed that if the Guest breaches any fundamental provision in this Agreement, this Agreement shall be determined and it shall be lawful for the Landlord to enter the Property upon the issuance of reasonable notice to the Guest to take full possession and to eject the Guest and all other persons found in the premises.
31.2. The Guest shall also pay damages for loss and damage or costs incurred by the Landlord as a consequence of such breach by the Guest and indemnify the Landlord from and against all actions, claims, liability, costs and expenses arising therefrom.
32. ABANDONMENT
If at any time during the term of the lease, the Guest abandons the premises or any part of the Premises before the date of termination, the Landlord shall have the right to possess and let the Property. The Guest will be liable to pay any outstanding rent and other payments which have become due and payable.
33. GOVERNING LAW
This Agreement shall be interpreted and construed in accordance with the laws of the Federal Republic of Nigeria.
34. MISCELLANEOUS
34.1. Variation: No variation of this Lease shall be binding upon the Landlord unless such variation and modification is made in writing and signed by the Landlord. No delay or omission to exercise any right under this Agreement shall be construed as a waiver.
34.2. Assignment: No Party shall assign any of its obligations or duties under this Agreement, without the prior written consent of the other Party.
34.3. Headings: Headings in this Agreement are used for convenience only and shall not be construed to limit or affect the terms of this Agreement.
34.4. Counterparts: This Agreement may be executed in counterparts, all of which constitute one Agreement.
34.5. Entire Agreement: This Agreement and any other agreement described as an addendum to this Agreement constitutes the entire agreement between the Parties and supersedes any prior contrary written or oral agreement.
34.6. Assignment: No Party shall assign any of its obligations or duties under this Agreement, without the prior written consent of the other Party.
34.7. Enurement: This Agreement will ensure the benefit of and be binding on the Parties and their respective heirs, executors, administrators and permitted successors and assigns.
34.8. Cumulative Rights: The rights of the Parties in this Agreement are cumulative and shall not be construed as exclusive except as otherwise stated by the law.
34.9. Waivers: Any term or provision of this Agreement may be waived in writing at any time by the Party entitled to such benefit. No delay, or omission to exercise any right shall not be construed as waiver.
34.10. Severability: If any part of this Agreement is held unenforceable, the remainder of this Agreement shall continue to be in force and have effect.
34.11. Further Assurance: The Parties shall execute and deliver all such documents and take all such actions and all steps to procure the performance of all such acts as may be necessary or incidental to give effect to the provisions of this Agreement
