A Tenant's Maintenance Request Letter is a document sent by a tenant asking the landlord to carry out repairs on the rental property.

According to the Tenancy Law of Lagos State, the landlord is only liable for structural or exterior repairs such as, repairing drainage systems, leaking roof, gutters and external pipes, etc. while the tenant is responsible for minor and internal repairs such as, painting the interior parts of the property, replacing and fixing electric bulbs, etc. However, the tenant should check the lease agreement to ascertain who is responsible for the repairs and the procedure for getting repairs. Some landlords may have a specific form which the tenant would fill, while some may require a formal letter of request.

In this document, the form filler will provide the information of the tenant (such as the name, address, phone and email address), the information about the landlord or the landlord's agent, a clear description of the repairs to be done, etc.

How to use this document

If the rental property needs structural repairs, the tenant should send this letter to the landlord or the landlords agent that gives specific details of the repairs and remind the landlord of their responsibility to carry out the repairs.

After filling this form, the tenant should sign the document and send it to the landlord. If the landlord is an organization, the letter will be addressed to an authorized representative (such as the Manager, CEO, etc.) of the organization. The tenant may keep a copy of the letter for record purposes.

Applicable law

The Tenancy Laws of various States in Nigeria is applicable to this document. The Lagos State Tenancy Law, 2011, applies to every part of Lagos State, excluding the following places: Ikoyi, Ikeja GRA, Victoria Island and Apapa. The Recovery of Premises Law applies to these exempted areas.
