This Letter Notifying a Landlord of the End of a Tenancy is designed for residential tenants who wish to withdraw from a lease or rental agreement.

Tenants can decide to terminate their tenancy at any time, whether the tenancy agreement is for a fixed term or periodic or whether the agreement is in writing or not.

However, in order for a notice terminating a tenancy to be valid, certain criteria must be met. This document includes all the necessary components to ensure the validity of the notice of termination. Specifically, it includes: the date on which the notice is served, the date on which the tenancy will be officially terminated, and a referral to the Residential Tenancy Board for any question relating to the notice's validity.

Withdrawing from a tenancy can be difficult as there are many variables operating in each individual situation.

Users need not know the category of tenancy they hold, by filling out the form the document will be able to identify the type of tenancy agreement in place based on the information provided. This document can also be used by tenants who are terminating their tenancy upon the expiration of their lease or tenancy agreement and those who have decided to terminate early. Different notice periods apply depending on the duration of the tenancy. By indicating the length of time the tenant has rented the property, the document will include the applicable notice period.

This document also include a section relating to the return of the tenant's security deposit. If the tenant is withdrawing from a fixed term tenancy early they are not usually entitled to a full refund of their deposit, there are however some exception, by filling in the form, the user can determine if these exceptions are applicable to them and the sort of refund they can expect.
